Plumbing and Gas Piping Design

Plumbing problems show up late and cost a lot to fix, usually because a riser, a grease interceptor or a water heater did not get the space it needed. We design water, waste, vent, storm and gas systems with the fixture counts, pipe sizes and equipment the code and the utilities require, and we coordinate them with structure and the other trades before the slab is poured or the ceiling is closed.

What we design

• Domestic water: service sizing, pressure and velocity checks, booster pumps where needed, hot water generation and recirculation, and mixing valves for scald protection.
• Sanitary and vent: drainage fixture units, stack and branch sizing, cleanouts, venting methods and riser diagrams the plan examiner can trace.
• Storm: roof drainage, overflows, interior leaders and connection to the site system.
• Gas: appliance inputs, pipe sizing for low or elevated pressure, regulators, seismic and shutoff requirements, and the riser diagram.
• Food service: grease interceptors, indirect waste, hand sinks, three-compartment sinks, floor drains and the health department items that get restaurants open.
• Specialty: medical and lab fixtures, salon stations, laundry, car wash and process water as the project requires.

How we approach it

1. Fixture counts and services. We confirm occupancy-based fixture counts with the architect and verify the water, sewer and gas services available to the site.
2. Riser-first design. The risers are drawn before the plans are finished so stacks, chases and shafts are placed correctly in the architecture.
3. Permit set. Plans, risers, schedules, details and specifications, sealed in the project state, with the backflow and interceptor details the local authorities want to see.
4. Construction support. Submittals, RFIs and as-builts.
